Evidence hierarchy
Contract language, recorded instruments, title material, enacted law, regulations, adopted ordinances, official permitting records, public tariffs or filings, and identified market evidence take priority. Secondary summaries may explain context but cannot establish a transaction-specific conclusion.
Scope and calculations
Each guide must identify the lease type, jurisdiction, date reviewed, evidence used, and limits. Every calculator must publish its inputs, equations, assumptions, units, scenarios, and sensitivity limits. A generic multiplier is not a valuation method.
Qualified review
Legal, title, tax, appraisal, brokerage, investment, engineering, environmental, zoning, permitting, and safety claims require substantive review by appropriately qualified people. Reviewer identity, relevant qualification, scope, and review date must be visible.
Independence and conflicts
Any referral, lead fee, sponsorship, lease acquisition, brokerage, or other financial relationship must be disclosed where it could affect a reader's decision. No professional network or consumer outcome may be claimed without current supporting evidence.
AI and corrections
AI-assisted material is an unverified draft. Citations do not replace source checking or expert judgment. Material errors trigger withdrawal, correction documentation, re-review, and prompt updates to sitemap, feed, and AI-discovery files.
